House hunting can feel overwhelming, especially in today’s crazy market. Homes are expensive, interest rates are high, and a lot of homes are still getting multiple offers. What’s a buyer to do? Fortunately, some areas will offer more of a price break than others. I’m Eric with Andersen Realty Group, and in this video, we’re going to look at twenty different western suburbs and rank them from most affordable to most expensive so you can find the sweet spot, regardless of your budget. We’ll start with homes under $500k that offer the most affordability, move on to the $500k-$700k range, and finish up with the $900k and above luxury market. This is based on the median price of single family homes as of December, 2024. For each suburbs, we’ll highlight its median home price and give you a snapshot of what it’s known for, so you can decide where your budget goes the furthest and best matches what you’re looking for. So let’s get started!

Under $500K

In Brookfield, where the median sale price of single-family homes is $355K, the historic zoo and family-friendly atmosphere make it a standout. Its quaint downtown and proximity to forest preserves provide a perfect mix of convenience and outdoor fun. The neighborhood is also highly accessible for commuters with easy Metra access.

With a median home price of $366K, Warrenville offers small-town charm along the DuPage River. Nature lovers will appreciate the nearby Blackwell Forest Preserve, ideal for hiking and picnics. This quiet community also boasts highly rated schools and a strong sense of community.

Bolingbrook’s median home price of $390K reflects its appeal as a vibrant suburb that offers a lot of value. It offers ample shopping, dining, and recreational spaces, including a great park district. Spacious homes and easy access to major highways make it a commuter favorite. 

In Westmont, where homes sell for a median of $418K, you’ll find a charming downtown with a variety of restaurants and community events. The town’s easy access to the Metra and major highways adds to its appeal for professionals. It’s also a popular choice for families with its strong school options and parks.

Countryside, with a median home price of $450K, is a peaceful retreat offering a laid-back atmosphere. It’s a great option for those looking for value with excellent proximity to major expressways. Local restaurants, shopping, and small-town charm add to its hidden gem status.

Homes in La Grange Park have a median price of $455K, offering a more budget-friendly alternative to neighboring La Grange. Tree-lined streets and excellent schools make this a popular choice. Easy access to the Metra and close proximity to dining and shopping options add to its appeal.

Willow Springs, where homes are priced at a median of $460K, is a haven for outdoor enthusiasts. Surrounded by forest preserves, it offers a peaceful lifestyle with hiking, biking, and natural scenery. The small-town feel and charming downtown make it a desirable place to live.

Darien’s median home price of $475K underscores its reputation as “A Nice Place to Live.” Strong schools, quiet neighborhoods, and easy access to I-55 and I-355 make it a great choice for commuters. The local park district and community events add to its neighborhood appeal.

$500K–$700K

Lisle’s homes have a median price of $500K. Its lush greenery and nickname ‘The Arboretum Village’, speak to its serene atmosphere. It’s perfect for nature lovers with plenty of parks, while professionals enjoy its convenient Metra access and proximity to major corporate hubs.

Wheaton’s median home price of $511K reflects its vibrant college town atmosphere. Residents are drawn to its excellent schools, while also enjoying an energetic downtown filled with cafes and shops. Cantigny Park adds a unique cultural and recreational element to the community.

Downers Grove, with homes selling for a median of $515K, offers a mix of charming neighborhoods and an excellent downtown filled with restaurants, shops, and entertainment. Its top-rated schools and parks are highlights, while professionals appreciate the commuter-friendly location, with easy access to highways and an in-town Metra stop along the BNSF.

In Glen Ellyn, where the median price is $555K, picturesque streets and the scenic Lake Ellyn create a setting that’s postcard perfect. Its close-knit community and lively downtown make it an attractive option for anyone looking for a suburban retreat with charm.

Willowbrook’s median home price of $583K reflects its appeal as a blend of older neighborhoods and new developments. Residents enjoy easy access to shopping and dining options in nearby Burr Ridge, and Burr Ridge residents are known to sneak over to the Willowbrook Town Center for some Portillo’s. Willowbrook is an excellent choice for anyone looking for suburban convenience without sacrificing tranquility. Access to Waterfall Glen Forest Preserve also makes Willowbrook a great option for outdoor enthusiasts. 

Elmhurst, with a median price of $605K, is known for its cultural and educational offerings. Top-rated schools, a bustling downtown filled with shops and restaurants, and an active arts scene make it one of the western suburbs’ most dynamic and desirable communities.

In Lemont, where homes sell for a median of $628K, rolling hills and small-town charm set the tone. Highly rated schools, a historic downtown, and nearby outdoor activities add to its appeal. With close proximity to I-55 and 355, Lemont also offers an easy commute to downtown Chicago.

La Grange, with a median home price of $680K, is known for its historic homes and lively downtown. The historic district, bustling restaurants, and community events like their annual pet parade all add to La Grange’s mystique. It’s a standout choice for buyers who want both charm and convenience.

Naperville, priced at $690K, offers a winning combination of excellent schools, a historic downtown, and the iconic Riverwalk. With its thriving local economy and welcoming vibe, it’s no wonder Naperville is one of the most sought-after of Chicago’s western suburbs.

$900K+

In Burr Ridge, where the median home price is $925K, upscale living comes with serene surroundings and luxury homes. High-end dining and boutique shopping add to the exclusive feel of this peaceful retreat.

Oak Brook, with a median price of $1.1M, blends luxury and practicality. Known for world-class amenities like the Oakbrook Center mall and prestigious golf courses, it’s a hub for corporate professionals seeking high-end suburban living.

Hinsdale, priced at $1.5M, is the pinnacle of western suburban luxury. Its grand homes, elite schools, and historic downtown filled with fine dining and boutique shopping create an unparalleled living experience.
