The biggest mistake sellers make when hiring an agent is going with the one who promises them the highest sale price. When this happens, the agent either has a crystal ball or they’re presenting their speculation as fact. I’m Eric with Eric Andersen Homes, and the truth is, pricing a home is like predicting the weather. Sometimes we can predict sale price with a fairly high degree of accuracy, but pricing a home is by no means an exact science. Just last month, 5,709 sellers in the Chicagoland area cancelled their listings or let them expire. Many of these were the result of agents making promises they couldn’t keep. When you hire an agent, the last thing you need is a fortune teller or BSer. But just because nobody can predict your sale price with 100% certainty doesn’t mean all is lost. We can use data to come up with a reasonable market value range, and that is a key marketing decision. But the number one thing you need an agent for, their most critical task, is to get your listing in front of the most buyers possible. In other words, as a seller, you should be looking for an expert in marketing. Pricing is only one piece of the marketing puzzle, and exposure and presentation are just as important as pricing, if not more so. When hiring a listing agent, the worst thing you can do is hire someone who promises you the highest price. You should look for someone with a comprehensive, detailed marketing plan, who can articulate exactly what they’re going to do to make your home look amazing and get it in front of as many buyers as possible. Key considerations here include staging, use of digital marketing technology like interactive, 3D tours with floorplans, property video, targeted ads, email marketing, and more traditional means, like high-definition aerial and interior photography, just listed postcards to the neighborhood, and open houses. And don’t forget about the private listing network, which can also be an effective marketing tool.
