If you’re thinking of selling your home, winter is such a great time. Every other seller is waiting for the spring, which means less competition for you now. I really don’t understand why sellers don’t get this. It’s basic supply and demand. Supply is always lower in the winter, which puts your home in greater demand now. But you still want your home to make a great impression. I’m Eric with Eric Andersen Homes, and here are five cheap and easy improvements to help your home sell faster and for more money. First, check out your flooring. Do a little audit of its condition. You have dirty, smelly old carpet? At the very least, clean it. Maybe replace it. If you have hardwood, even better. Buyers in today’s market go crazy for hardwood. Consider freshening up your hardwood by putting down some new stain. Second, make minor improvements. I can’t tell you how many times I’ve had buyers find even minor issues in a home and it turned them off to the whole thing. It’s hard to fault the logic. If even small, obvious issues have been neglected, what major issues might the home have that aren’t readily visible? Check for things like loose cabinets, clogged drains, and windows that won’t open or close properly, for starters. Third, clean! A clean home homes off as a well-maintained home. A dirty home gives buyers the impression of neglect. Here’s the deal: buyers will look in everything from refrigerators to closets. You don’t want them seeing spoiled food and dirty underwear. Fourth, paint the walls. It’s easier for buyers to see themselves living in a home with neutral walls. Your goth-obsessed teenage daughter may feel right at home in her bedroom with black walls, but that won’t impress buyers. Do you want that to be the thing they remember your home for? Yeah, let’s put an offer on the one with the 2 bedrooms and the vampire den. Finally, update the lighting. Something as simple as replacing old, worn-out lightbulbs with fresh, new ones could be the difference between a room feeling bright and welcoming vs. dingy, yellowy, or a place where you might encounter some creature of the night.
