Every year, homeowners thinking about making a move this time of year have a decision to make: sell their house doing the holidays, or wait until the spring market. I’m Eric with Eric Andersen Homes, and rising interest rates have definitely slowed the pace of the market down, and winter tends to be a slower time of year for real estate anyway. But I’ve always had a lot of success selling homes during the winter, and that goes especially so this year. Here are five reasons to sell your house this winter. First, the currently available supply of homes isn’t keeping up with demand. That’s often the case during the winter months when there are fewer homes for sale, and higher interest rates have made sellers even more apprehensive about selling. This is a mistake. I have my home on the market right now, and we had over twenty showings, interest from multiple buyers, and signed a contract quickly for a great price. Rates have begun to soften demand, but don’t mistake that for no demand. In another video, we’ll discuss what impact rising rates has on sellers, but for now, know that it is still unquestionably a sellers’ market. A second reason to sell is there’s a large segment of the demographic in need of housing. The largest generation, the Millennials, are coming into their prime home-buying years, and this has created a strong demand for housing. There’s a flood of first-time buyers trying to enter the market, but there’s little inventory available. This is good news for sellers. A third reason to sell is the holidays don’t stop people from needing to move. Anyone who’s looking in winter in below zero temperatures isn’t looking for fun. They’re motivated and ready to buy. When the weather is nice you may get more foot traffic, but a lot of that will be from window shoppers. Plus, a nicely-decorated home during the holidays is a great opportunity to show off how warm and inviting your home can be. A fourth reason to sell is convenience. While it’s important to get as many buyers in to see your home as possible, you remain in control of when your home is available for showings. If necessary, you can restrict showing availability to certain days or times. The private listing network may be a good option for you if you’re wanting to work on finding a buyer but prefer a lower-key selling experience. And we can certainly work around any family gatherings or commitments you may have at this time of year. Finally, a fifth reason to sell is that rents have skyrocketed since the pandemic. The NAR recently pointed out that rents have risen at their highest rate in nearly four decades. While buying a home today costs more than it did last year, the same is definitely true of renting. Either way you’ll pay more, but at least with owning, you’re building equity and adding to your net worth. Zillow says that over the next twelve months, rents are expected to grow more than inflation, the stock market, and home values. Ouch.
