You know how retailers are always nagging you to open up store credit cards in exchange for some kind of a discount? After telling one saleslady I wasn’t interested in her store card, she pressed me for a reason. “You’ll save ten percent,” she insisted. To which I replied, “I know, that’s the problem. I hate saving money.” Obviously, I was being sarcastic, but we both had a good laugh, and it put an end to the interrogation. Most of us enjoy saving money and maximizing profit on a sale, particularly when it comes to as significant an asset as your home. I’m Eric with Eric Andersen Homes, and in this video, I’m sharing the five secrets to selling your home for maximum profit. The first secret is to stage your home. This doesn’t necessarily mean you need to get props, expensive rental furniture, and renovate your home. In some cases, that might make sense, and I can help you calculate ROI if you’re considering some improvements. But in many cases, all that’s needed is to put a little thought and effort into making your home presentable before putting it on the market. You wouldn’t roll out of bed and show up on a date without washing your hair and brushing your teeth, would you? But that’s exactly what far too many homeowners do when trying to sell their home. Selling a home is like matchmaking. You’re trying to set your home up with the right buyer, you want them to fall in love with your home. Staging helps them to see themselves living there, which is what is needed for a buyer to feel like your home is their dream home. The last thing you want is for them to feel like a guest, or worse, a visitor in *your* home. You want them mentally rearranging the furniture, fantasizing about themselves living there. The 3 Ds of staging are depersonalize, deep clean, and declutter. Depersonalization makes it easier for the buyer to envision a future in your home. Deep cleaning is an easy way to show the buyer you’ve taken care of the home. Plus, there’s nothing that turns buyers off more than a messy home, and it gives the impression of neglect. And decluttering will make the home feel larger and show off all of the available, usable space. So the first secret is to stage your home. The second secret is to offer a 3D, virtual tour of your home. This allows buyers to walk through your home 24/7 at their convenience. This will help give buyers a good feel for your home before coming to see it. Sometimes, I’ll have buyers find what they think is the perfect home from the photos, only to realize the layout wasn’t what they’d expected. Or on the flip side, sometimes buyers will pass on what would have been the perfect home because they have misunderstood the layout. The 3D tour helps buyers understand the flow of the home, and the 3D tours often include floor plans. With over ninety five percent of buyers starting their search online, the 3D tour is a non-negotiable, if you ask me. It will help save you the headache of showing your home to buyers who would have been uninterested had they known the layout, and it will also generate more interest and exposure for your home to the right buyer. The third secret to selling your home for more money is to target and retarget engaged homebuyers. Digital marketing can get your home more and better exposure. Consumer sites like Zillow can be helpful, but what’s even better is having your home follow buyers around the internet after they’ve left Zillow. By leveraging technology, you can keep your home in front of engaged buyers who are looking for a home like yours even when they’re not actively looking on the consumer sites. The fourth secret to selling your home for more money is to price it appropriately. Overpricing your home is one of the biggest mistakes a seller can make. You’ll never have more interest than when you’re new to market, and if your asking price is absurd, the market will ignore you, and you’ll have squandered your best opportunity to start a bidding war. When pricing your home, you’ll want to look at the final sale price of the most similar homes near yours. Don’t pay too much attention to the asking price of your neighbors—they may be out of their minds and asking an outrageous amount. Market value is not determined by asking price, but sale price. So be sure to look at the closed comps near you when determining the appropriate asking price. And please, whatever you do, don’t blindly trust Zillow’s Zestimate or other automated valuations. Their models do not account for the condition of your home, which is a huge factor in determining its value, and there are other location factors that can have a positive or negative impact on your value, such as having a nice, waterfront view or backing up to a cemetery. Unless you’re selling to a necrophiliac, that’s probably not going to be a selling point. The fifth and final secret to selling your home for more money is to listing it right before the weekend. Homes that list before the weekend sell more quickly and for a higher percentage of asking price, while homes that list early in the week tend not to perform as well.
