Can you sell your home for top dollar right now? Or, do you need to do a few things first? Hi, I’m Eric with Eric Andersen Homes. Let’s take a quiz and find out. First question: when you drive up to the home, does it have curb appeal? Is there fresh landscaping, plants or trees, new trim and door paint? When it comes to the condition of your home, I’ll give it to you straight. I’m willing to point out deficiencies so you can sell for top dollar.
Question two: have you done the 3 Ds: decluttered, depersonalized, and deep cleaned? You might have the nicest property on the block, but if it’s dirty or cluttered up, it won’t sell. You’re moving, so you might as well start packing now. It’ll save you time later, and it will make your home show more nicely. You also want to make sure the home is depersonalized. Buying a home is a very emotional process, so it’s important buyers don’t feel like they’re visiting your home when they come to see it. From the moment they walk in, you want them visualizing themselves living there, not feeling like an intruder.
Question three—and this is a big one—does your home pass the smell test? Yes, that’s right, the smell test. We all know it: every home has a smell. Do you have pets that like to mark their territory? Deep clean, baby. Or, if someone smokes, wears heavy perfume, or cooks with heavy spices, those are all things that could turn buyers off. I once showed what otherwise was the perfect home to a buyer, but they simply could not get past the overwhelming smell of teenage boy. Be aware of these things, and take the appropriate steps to neutralize them.
I also make sure my clients’ homes are staged before going on the market so we can make a great first impression. Think about it: you wouldn’t go out on a date without putting some effort into your appearance first, would you? So why do that with your home?
