Today, we’re exploring the beautiful village of Hinsdale, which offers a delightful blend of historic charm and modern touches. I’m Eric with Andersen Realty Group, and in this video, we’ll discuss the Hinsdale Real Estate market, tour the area, consider the work and influence of Harold Zook on Hinsdale’s architecture, tour downtown Hinsdale, and talk about what makes Hinsdale such a great place to live.

Let’s start by discussing the homes you’ll find in Hinsdale. One of the standout features of this village is its diverse architectural landscape. You’ll notice a blend of historic Victorian and Colonial-style homes, some dating back to the late 19th and early 20th centuries. There are also some homes inspired by renowned architect Harold Zook, not to mention several Zook originals, whom we’ll talk about shortly. Hinsdale’s homes often feature intricate woodwork, large front porches, and beautiful brick facades that showcase remarkable craftsmanship. But Hinsdale isn’t just about the past. You’ll also contemporary homes with sleek lines, open floor plans, and energy-efficient features that cater to today’s lifestyle. This mix of old and new makes Hinsdale a great option for architecture enthusiasts and those looking for something with a more modern feel.

One of Hinsdale’s most iconic architectural figures is R. Harold Zook, known for his distinctive Storybook or Cotswold style that brings a fairytale charm to his designs. He always incorporated a spiderweb detail into his homes, often in stained glass or in stonework above a fireplace. Zook was a prolific architect in the western suburbs and lived in Hinsdale from 1889 until his death in 1949. You can still see Zook’s home and studio, originally located at 327 S. Oak Street, at Katherine Legge Memorial Park. In 2004, a developer purchased Zook’s property with the intention of demolishing it. The Hinsdale Historical Society stepped in and had the property moved to its current location in May, 2005. Since then, they have been working to restore this important part of Hinsdale’s architectural history.

The Zook home and studio feature several of his unique design elements, including steeply pitched roofs that resemble thatched cottages. His unique, unmistakable design adds a charming, whimsical appearance reminiscent of English cottages that you’d see in the countryside. Zook’s use of brick and stone adds texture and contrast to the exterior, blending robust craftsmanship with elegant detailing. Arched doorways and windows further enhance his fairytale aesthetic, reflecting Zook’s attention to detail and his ability to blend form with function. The studio and garden wall display Zook’s penchant for intricate designs, featuring wrought iron gates and wooden doors that showcase detailed craftsmanship. The garden walls, made from a combination of brick and stone, enclose a quaint, serene outdoor space that complements the rustic charm of the buildings. If you’re interested in supporting the Hinsdale Historical Society’s restoration efforts, you can find more information at www.zookhomeandstudio.org.

Here’s another example of a Zook home, which features Tudor Revival elements like steeply pitched gable roofs, decorative half-timbering, and a charming combination of stone and brickwork. The arched doorway, carved wood details, and leaded glass windows all add to the fairytale aesthetic that Zook was known for.

Moving on from Zook and back to Hinsdale’s homes in general. Inside, you’ll find a variety of features that make living here special. Hardwood floors are popular, adding warmth and character to the interiors. Many homes also boast vaulted or cathedral ceilings, creating a spacious and airy feel. Modern conveniences like second-floor laundry rooms and walk-in closets are common, reflecting the desire for both style and functionality. On the exterior, you’ll find a lot of patios and decks, offering great spaces for entertaining or relaxing. Brick paver patios add a touch of elegance, and you’ll see plenty of front porches, emphasizing the welcoming and community-oriented atmosphere of the village.

When it comes to architectural styles in Hinsdale, traditional homes are the most common, known for their classic design elements. But you’ll also find a variety of other styles, such as ranch, colonial, Cape Cod, farmhouse, and French provincial, each bringing its own unique personality to the neighborhood. If you’re exploring Hinsdale, you’ll want to check out some of its popular subdivisions. The Woodlands is known for its beautiful homes set against a backdrop of lush, wooded surroundings. Golfview Hills offers scenic views and a relaxed atmosphere, perfect for those looking to enjoy some peace and quiet. And Burns Field is a great option for families, with plenty of community amenities and nearby parks.

The Hinsdale real estate market is currently very active. The median sale price of homes over the past three months has been around $1.55 million, which is the highest price point in the western suburbs. Homes typically spend about ten days on the market, although some can sell within a day, reflecting strong demand. With a median square footage of over 4,100 square feet, many homes offer ample space for families or related living. If you’re considering making a move, Hinsdale is a vibrant community with a lot to offer. Whether you’re drawn to the historic charm, the modern conveniences, or the beautiful outdoor spaces, Hinsdale offers something for everyone.

Now, let’s turn our attention to downtown Hinsdale, a place that perfectly balances small-town charm with a lively, bustling atmosphere. Downtown Hinsdale is the heart of the village.
