Everyone loves getting a deal. I do, too. And so I get why you might be tempted to list your home with a discount broker. It seems logical enough: the less you pay in commission, the more you make when you sell your home. Right? But if that were the case, I would be a discount broker. My goal is to maximize your profit. Reducing commission is nothing more than a clever sales tactic some agents use to get more listings, but it will hurt your bottom line in the end.
I’m Eric with Eric Andersen Homes, and you get what you pay for. Now, I could talk for so long about this that it’d put a Wagner-length opera to shame. For starters, how hard do you think an agent will fight for the price of your home when they’re waving the white flag when it comes to their own salary? Aside from the fact that discount brokers exist to give money away, there’s an even bigger issue here that you need to consider.
Did you ever wonder why a Louis Vuitton knock-off sells for only about $20, but you can’t find the real thing for under $2,000? Because you can spot a cheap imitation a mile away. The quality of the original adds value. And that’s a lesson some homeowners have learned the hard way. When the appraiser’s pricing your home, do you think they’re going to value your discount listing as highly as the real deal? Some lenders are doing exterior-only or desktop appraisals as a safety measure due to the recent health crisis, which means the photos, video, virtual tour, and listing details may be all they have to go by.
We’ve all seen the discount listings on the MLS and Zillow whose photos are roughly the quality of a Bin Laden capture video. It’s impressive how some agents can make a gorgeous, $250,000 home in Brookfield look like a dark cave somewhere in Afghanistan. And do you really think those homes will sell for as much as the ones that have HGTV-worthy photos and marketing materials?
The fact is, the appraisal alone can cost you tens of thousands of dollars. So while a discount broker might save you pennies on the dollar in commissions, you could end up paying the equivalent of three or four full-service commissions when it comes to the appraisal alone. When it comes to hiring an agent, don’t be penny-wise and dollar-foolish. Give your listing the treatment it deserves and hire an agent who’s going to give your home million dollar marketing. It’s a basic fact of economics that the cheap knock-off never sells for as much as the real thing.
