Welcome to Lemont! I’m Eric with Andersen Realty Group, and in this video, I’ll provide a brief overview of the village, and then we’ll look at five of Lemont’s most popular subdivisions.
Lemont is located about twenty seven miles southwest of downtown Chicago and is about eight point four square miles in size, which is about the size of five thousand football fields. Lemont is home to about thirty five subdivisions, and over seventeen thousand residents call Lemont home, enough people to fill a professional sporting area. It’s small enough to know your neighbors, but not so small that everyone’s in each other’s business. Lemont is bordered by the Des Plaines River and surrounded by lush forests and parks, providing several opportunities for outdoor activities such as hiking, biking, and golfing. Lemont is known for its rich history, scenic landscapes, and strong sense of community. Established in the early nineteenth century, Lemont has preserved its historic charm. Downtown Lemont is a nice blend of the village’s rich history with modern amenities. You’ll find cobblestone streets and historic limestone buildings, a nod to the village’s quarrying roots. These buildings house a variety of shops and restaurants, offering a welcoming atmosphere where you can enjoy dining, boutique shopping, and community events throughout the year. The Lemont Quarries, a popular recreational area, adds to the village’s appeal for nature enthusiasts, and there are several community parks. Lemont is home to excellent schools, has a friendly, small-town atmosphere, and offers a range of housing options, from historic homes that are over a hundred years old to new construction. In all, Lemont offers a high quality of life in a peaceful, picturesque setting. Now, let’s turn our attention to the five most popular subdivisions in Lemont.
Ruffled Feathers
Ruffled Feathers is an upscale subdivision known for its luxurious homes and scenic surroundings. The homes here are set on generously sized lots, averaging around a half an acre or more. Its homes are large, often exceeding four thousand square feet. The architectural styles vary, but many homes in Ruffled Feathers feature traditional and contemporary designs, blending seamlessly with the natural landscape. But what really sets Ruffled Feathers apart is that it’s a gated community on a golf course designed by Pete Dye, one of the most famous golf architects of the past half century, who has created some of the most imaginative courses in the world. Many of the homes in Ruffled Feathers offer beautiful views of the course, giving the community a unique, picturesque charm. The subdivision is also features meticulously maintained landscaping, with mature trees and lush greenery around the homes. Many of the homes were built in the mid-1990s and first decade of the 2000s, though I recently saw one that was built as late as 2022. Inside, homes in Ruffled Feathers are equipped with high-end finishes and features. Many homes offer gourmet kitchens with custom cabinetry, spacious master suites with luxurious en-suite bathrooms, and expansive living areas with vaulted ceilings and large windows that fill the rooms with natural light. Many homes also offer finished basements, offering additional living space for entertainment or home gyms. The average sale price in Ruffled Feathers is around nine hundred thousand dollars, with prices ranging from about six fifty to over one point six million, with average property tax bills around twenty thousand dollars. Ruffled Feathers an ideal location for buyers looking for a prestigious and tranquil environment, with easy access to outdoor recreation and upscale amenities.
Kettering Estates
Kettering Estates offers a blend of modern convenience and suburban charm. These homes were built starting around 2016, and they typically sit on around a third of an acre. It offers enough room for relaxing or entertaining without requiring an overwhelming amount of maintenance. The homes in Kettering Estates are large, usually around three thousand square feet, and offer a good amount of living space. The homes feature four to five bedrooms, multiple bathrooms, and attached garages. Many of its homes have open floor plans, hardwood flooring, modern kitchens with quartz counters, and spacious master suites with walk-in closets and spa-like bathrooms, and driving around, you will see several playsets in the backyards. And, like Ruffled Feathers, many of its homes have finished basements. The average sale price in Kettering Estates is around six hundred sixty thousand dollars, with prices ranging from five hundred seventy eight thousand dollars to around seven hundred thousand dollars. Kettering Estates is a well-maintained, friendly neighborhood with a strong sense of community.
Briarcliffe Estates
Briarcliffe Estates is a well-established subdivision known for its McNaughton-built, spacious homes. The stately, 2-story homes in Briarcliffe Estates are typically set on lots around four tenths of an acre, offering plenty of space for outdoor activities and gardening. Homes in this subdivision date from 2004 onward, with brick exteriors and traditional architectural styles. I recently saw one that had a prairie, Frank Lloyd Wright inspired design. The homes are often over thirty five hundred square feet, and many have been updated with modern amenities and finishes. Common features include large kitchens with granite countertops, formal dining rooms, family rooms with fireplaces, and spacious master suites with walk-in closets, double vanity sinks, and soaking tubs, and there is a community park in the subdivision. The average sale price is around eight hundred fifty thousand dollars, with a range from seven hundred seventy thousand dollars up to almost nine hundred thousand dollars. Briarcliffe Estates is an ideal location for buyers looking for a stable, well-established neighborhood with larger homes and a strong community feel.
Abbey Oaks
Abbey Oaks is a picturesque subdivision that offers a mix of luxury and comfort. The homes here are set on lots that are a little over a third of an acre on average, offering a balance of outdoor space and privacy. The homes in Abbey Oaks were mostly build in the 1990s, and they feature more traditional architectural styles. The typical home in Abbey Oaks is around thirty eight hundred square feet, with spacious layouts that include four to five bedrooms, multiple bathrooms, and three-car garages. Interior features often include gourmet kitchens with high-end appliances, hardwood floors, and large family rooms with fireplaces. Many homes also have beautifully landscaped backyards with patios or decks, perfect for outdoor entertaining, and the subdivision also has its own park. The average sale price for Abbey Oaks is seven hundred seventy five thousand dollars, with a range from about seven hundred to nine hundred thousand dollars. Abbey Oaks is a sought-after subdivision for buyers who value a quiet, well-maintained community with high-quality homes.
Hillview Estates
Hillview Estates is a charming subdivision known for its scenic views and well-maintained homes. The subdivision features a mix of newer and older homes, with many of its homes dating back to the sixties, seventies, eighties, and nineties. Many of the homes are situated on rolling hills, offering a nice view of the surrounding area. You’ll find a number of split level homes in Hillview Estates, with homes ranging in size from around twelve hundred to two thousand square feet. Common features include large living rooms, updated kitchens, and outdoor living spaces, such as decks or patios, that take advantage of the scenic views. Hillview Estates is the most affordable of the subdivisions we’re looking at, with an average sale price around three hundred fifty thousand dollars. Recent sales go as low as three hundred seventeen thousand dollars, and as high as four hundred sixty thousand dollars. Hillview Estates offers a lot of value, a peaceful setting, and well-built homes.
