Once you start getting offers on your home, this is where the fun begins. It can be stressful if the offer is lower than you’d wanted, but this is why it’s important to hire a great negotiator. Hi, I’m Eric with Eric Andersen Homes, and having an experienced agent who knows how to negotiate is critical to getting you not only the best sale price, but also the best terms.
There are several items that need to be vetted before an offer can be truly evaluated. I always call the other agent and lender to make sure the buyer is qualified. Many sellers mistake a preapproval for a commitment to lend, so I always ask critical questions of both the buyer’s lender and agent to make sure they are motivated and serious about purchasing. During this time, I check for red flags, learn about the other agent, find out how experienced they are, and if they’re properly educated their buyer, all of which can have a big impact on how smoothly the transaction will go should we accept their offer. A lazy, negligent agent can easily kill a deal, so it’s helpful to know who we’re dealing with.
After vetting the buyer, agent, and lender, we can then seriously consider the terms of the offer. I will help you evaluate the strengths and weaknesses of the offer, any potential risks, and give you my recommendations. But ultimately, you will make the decision about which offers to accept and which to counter.
If you have multiple offers, I have another process to help you work through deadlines, and I always recommend countering everyone, or asking for their highest and best. Receiving multiple offers often provides us with an opportunity to get a higher price and better terms, and you’re more likely to get multiple offers when you have an agent who is properly marketing your property.
Once we have all of the offers in front of us, we will evaluate them together and decide how to proceed. Once we reach agreement and everyone signs off, you are under contract! The buyer will remit earnest money, contracts will be sent to the lender and attorneys, and the buyer will schedule their home inspection, unless they waived it in their initial offer or subsequent negotiations.
