Welcome to Burr Ridge, Illinois. Located just 20 miles southwest of downtown Chicago, Burr Ridge is a charming village known for its upscale living, luxurious estates, scenic landscapes, and a sense of community that’s hard to beat. Burr Ridge’s downtown Village Center offers fine dining, boutique shopping, and Lifetime Fitness, a luxury health club and fitness center. Burr Ridge offers the perfect blend of urban convenience and suburban tranquility.
I’m Eric with Andersen Realty Group, and in this video we will take a tour of one of Burr Ridge’s hidden gems: the Arrowhead Farm subdivision.
Arrowhead Farm is a subdivision of custom, single-family homes built mostly between 1990 and 2000. It’s located south of German Church Road and east of County Line Road on the Cook County side of Burr Ridge. This picturesque neighborhood is adjacent to the Highland Fields subdivision.
One of the first things you’ll notice about Arrowhead Farm is the beautiful landscaping and mature trees that give each lot a semi-private feel. The abundance of cul-de-sacs further enhances the sense of privacy and community.
Generous lot sizes here range from half an acre to a full acre, and the homes are anything but modest. Ranging from 4,000 to 10,000 square feet, these homes typically have 4-6 bedrooms. And if you need a bathroom quickly, you’ll never have to wait in line. One of these homes has nine bathrooms!
And if you need space for your cars, homes in Arrowhead Farm often have 4-car garages, with driveways spacious enough to accommodate 12 additional cars. It’s perfect for large gatherings, or a small car dealership.
But here’s the kicker – as of this recording, not a single home is for sale in Arrowhead Farm, and the last one sold about 2 years ago. In fact, over the past 34 years, there have only been 23 sales in this exclusive neighborhood. Homes here are like unicorns – rare and highly coveted. The last home sold in 2022, and only one sold in 2021. On average, less than one home sells per year in Arrowhead Farm, making it one of the most stable and desirable communities in Burr Ridge.
With a median sale price of $1.115 million, these homes cost quite a bit more than the typical Burr Ridge Home, by 29% or more. As of May, 2024, the median singly family home price in Burr Ridge was $865,000. The record sale price in Arrowhead Farm was $2,186,500 in 2012.
Despite the upscale living, Arrowhead Farm isn’t just about luxury. It’s about community. With annual association fees around $600, residents invest in maintaining the neighborhood’s charm and ensuring it remains a very special place to live.
