When you’re going on a date or a job interview, you don’t just roll out of bed and show up without getting yourself ready. So why do so many sellers do that with their homes? I’m Eric with Eric Andersen Homes, and I could tell you horror stories. I once saw a home where there was a guy asleep in the bed in the photos, and a client and I were once attacked by a pack of feral cats in a home we were touring. Now, most sellers aren’t this negligent, but it’s really important that you prepare your home for the market. You only get one chance to make a great first impression.
I have another video about what you should fix prior to going to market. But here, we’re going to talk about timelines and preparation. So after we meet and discuss pricing, marketing strategy, and sign the contract, we will talk about staging. I am a certified staging consultant, and I also have a team of stagers that I work with because data shows that staged homes sell more quickly and for more money.
Once your home is in show-ready condition, we will then get our team of marketing experts out to take high-definition photos of your home, and record footage for the interactive, 3D tour and property video. The goal here is to highlight the unique features and selling points of your home. Then there’s some work we do on the back end to get the marketing set up. This involves so much more than putting up a sign on a stick and slapping it on the MLS. I have a comprehensive digital marketing strategy that involves running highly targeted ad campaigns across multiple social media platforms.
And please note, just posting your home on an agent’s Facebook page isn’t what we’re talking about here, because this will get your home about 97% less exposure. I get your home proper exposure across multiple social media platforms, which I break down in another video. And this is really important, so be sure to watch that video. Proper marketing is one of the key factors that will affect how quickly you sell and how much money you get.
We will also discuss whether or not you should have any inspections done prior to your home going live, and discuss the property disclosures so your listing is in compliance with all of the legal aspects of a sale and buyers are aware of the condition of the home before making an offer.
Once all of that is done, we’ll go live on the MLS along with all of the major sites like Zillow, Realtor.com, and Trulia, not to mention the major social media platforms, and we’ve optimized them so that you get maximum exposure. When you’re selling, there are two key things you need to do. 1) you need to show up—exposure is the name of the game. 2) And when you do, you need to look good.
Once we’re live, we’ll start getting requests from agents who want to bring their clients through your home. Some buyers may call me directly, and others may have their own agent. But don’t worry, a licensed agent will always be with for every showing, so you won’t just have random strangers walking through your house with no accountability. How long you will take to sell depends on the time of year, market conditions, and other factors, so we can talk more about that when we meet.
